Property Tax

Payment of Property Tax

    The assesee should make property tax payment by Cheque or Demand Draft drawn in favour of “The Revenue Officer, Corporation of Chennai” at anyone of the following modes:
    • Through the  Tax Collectors,
    • Through banks under walk in payment system (IOB, CUB, KVB, HDFC, IDBI, Canara Bank, TMB, Kotak Mahindra Bank, Lakshmi Vilas Bank, Yes bank and IndusInd Bank (even by cash),
    • At all e-seva centres (Common Service Centres) set up by State Government through Tamil Nadu Arasu Cable Television Corporation  established in all Taluk Offices of Chennai District,   Zonal Offices, Divisional Offices, & Head quarters of Greater Chennai Corporation,
    • On-line at www.chennaicorporation.gov.in with “Nil” transaction fee by using Credit Card, Debit Card and through Net Banking,

Assessment of Property Tax:

The citizen may follow anyone of the method for the submission of application for assessment of property tax:

  • The citizen may submit his request along with the following details through the online citizen portal available in website www.chennaicorporation.gov.in  
  • The citizen should obtain user id and password by furnishing the user name and mobile number or email id in citizen portal.
  • After obtaining the user id and password citizen should furnish the following for submission of application through online:
    Division :
    Name of the Assessee :
    Location of Property :
    Area :
    Location :
    Street Name :
    Door Number :
    Contact Number :

     (The assessee should submit the hard copy of the documents such as registered documents in his/her favour, filled application form and last tax paid receipt if any in case of demolition and reconstruction or vacant land tax is being paid by the assessee)    

  • The citizen may submit a request at anyone of the TACTV counters located in GCC premises with the following:
  • The letter of request with address details and contact number
  • Copies of the registered documents in his/her favour
  • Filled in application form (Form-6)
  • Copy of the property or vacant land tax paid receipt(if the building is constructed by demolishing the earlier construction or the land is assessed earlier for vacant land tax)
  • The applicant will receive an acknowledgement through SMS for receipt of the request
  • The citizen may also submit a request at Concerned Zonal Offices/ Head Quarters with the following:
    • The letter of request with address details and contact number
    • Copies of the registered documents in his/her favour
    • Filled in application form (Form-6)
    • Copy of the property or vacant land tax paid receipt(if the building is constructed by demolishing the earlier construction or the land is assessed earlier for vacant land tax)

Procedure to be followed for assessment of property tax

  • The application submitted by the applicant will be scrutinized by the Assessor.
  • After informing the applicant the Assessor will measure the newly constructed building and submit the proposal to the concerned officer.
  • After the field verification of the approval officer(if required) the proposal will be submitted to the Assessment Committee
  • The committee will select the proposals randomly to verify the correctness of the assessments.
  • After scrutiny, the committee will approve the proposals.
  • After approval of the committee the new assessment order (Notice 6) will be issued to the assessee.  The assessees are also informed through SMS.

Modification of Property Tax:
     The citizen may follow anyone of the method for the submission of application for modification of property tax:

  • The citizen may submit his request along with the following details through the online citizen portal available in website www.chennaicorporation.gov.in  
  • The citizen should obtain user id and password by furnishing the user name and mobile number or email id in citizen portal.
  • After obtaining the user id and password citizen should furnish the following for submission of application through online:

Procedure to be followed for modification of property tax
  • The application submitted by the applicant will be scrutinized by the Assessor.
  • After informing the applicant the Assessor will measure the building to be modified and submit the proposal to the concerned officer.
  • After the field verification of the approval officer(if required) the proposal will be submitted to the Assessment Committee
  • The committee will select the proposals randomly to verify the correctness of the assessments.
  • After scrutiny, the committee will approve the proposals.
  • After approval of the committee the revised order (Notice 7) will be issued to the assessee.  The assessees are also informed through SMS.

Appeal for Property Tax Assessment
     The citizen may follow anyone of the method for the submission of application for appeal of property tax:

  • The citizen may submit his request along with the following details through the online citizen portal available in website www.chennaicorporation.gov.in  
  • The citizen should obtain user id and password by furnishing the user name and mobile number or email id in citizen portal.
  • After obtaining the user id and password citizen should furnish the following for submission of application through online:

    • The applicant will receive an acknowledgement through SMS for receipt of the request

Procedure to be followed for modification of property tax

  • The application submitted by the applicant will be scrutinized by the Assessor.
  • After informing the applicant the Assessor will measure the building and submit the proposal to the concerned officer.
  • After approval of the officer concerned the revised order (Notice 10) will be issued to the assessee.  The assessees are also informed through SMS.

Transfer of Property Tax:
     The citizen may follow anyone of the method for the submission of application for assessment of property tax:

  • The citizen may submit his request along with the following details through the online citizen portal available in website www.chennaicorporation.gov.in  
  • The citizen should obtain user id and password by furnishing the user name and mobile number or email id in citizen portal.
  • After obtaining the user id and password citizen should furnish the following for submission of application through online:

    • Demand Draft for Rs.50/- drawn in favour of “The Revenue Officer, Corporation of Chennai” if the submission of documents exceeds twelve months from the date of issuance of legal heir certificate by Tahsildar office in his/her favour.
    • The applicant will receive an acknowledgement through SMS for receipt of the request
  • The citizen may also submit a request at Concerned Zonal Offices with the following:
  • The letter of request with address details and contact number
  • Copies of the registered documents in his/her favour
  • Encumbarance Certificate
  • Filled in application form (Form-9)
  • Upto date property tax paid receipt for the said property

Procedure to be followed for transfer of property tax
  • The application submitted by the applicant will be scrutinized by the Assessor.
  • After informing the applicant the Assessor will measure the building(if required) and submit the proposal to the concerned Zonal Assistant Revenue officer.
  • The Zonal Assistant Revenue officer will approve the proposal.
  • The name transfer order (Notice 9) will be issued to the assessee.  The assessees are also informed through SMS.

Correction of Property Tax Assessment:

     The citizen may follow anyone of the method for the submission of application for modification of property tax:

  • The citizen may submit his request along with the following details through the online citizen portal available in website www.chennaicorporation.gov.in  
  • The citizen should obtain user id and password by furnishing the user name and mobile number or email id in citizen portal.
  • After obtaining the user id and password citizen should furnish the following for submission of application through online:

    • The applicant will receive an acknowledgement through SMS for receipt of the request
  • The citizen may also submit a request at Concerned Zonal Offices/ Head Quarters with the following:
    • The letter of request with address details and contact number
    • Copy of the assessment order or latest tax paid receipt
    • Relevant documents for proof of correction
    • The applicant will receive an acknowledgement through SMS for receipt of the request

Procedure to be followed for correction of property tax assessment

  • The application submitted by the applicant will be scrutinized by the Assessor with the documents submitted.
  • After the field verification (if required) the proposal will be submitted to the Zonal Assistant Revenue Officer
  • After approval of the Zonal Assistant Revenue Officer concerned the property will be corrected.
